Leak symptoms are famously misleading — water travels along pipes, framing, and slab before it surfaces, so the stain is often nowhere near the source. What helps before the visit:

  • Where and when moisture appears, and whether it comes and goes with fixture use
  • Whether the water heater, irrigation, or a recent repair changed around the same time
  • Utility bills if consumption changed
  • The meter test above, if you’ve run it

How the source gets found

The search is a process of elimination across systems — supply lines, drains, fixtures, irrigation, or something that isn’t plumbing at all (roof, grading, condensation). Supply leaks announce themselves under pressure; drain leaks only move when fixtures run, which is why they hide longer. Slab-on-grade construction across much of the Valley puts supply lines under concrete, where a pinhole can run undetected until flooring or a warm spot gives it away. We isolate, test, and confirm the location before talking about repair — and if the water turns out not to be plumbing, you’ll be told that plainly instead of sold a repair.

From located to fixed

Once the failure point is confirmed, repair options depend on what failed and where: a spot repair at the leak, rerouting a failed under-slab line overhead, or repiping a section whose material is at end of life. Each option comes with its reasoning, so a one-time failure isn’t treated like a systemic one — and a systemic one isn’t patched like a fluke.

In multifamily buildings, one hidden leak can bill across months and show up as mold remediation later. Unexplained water-bill drift across a property is worth an investigation visit — say it’s a portfolio property when you reach out and include recent bills if you have them.

How can I check for a hidden leak myself?

Turn off every fixture and appliance that uses water, then watch the small leak indicator on your water meter. If it moves with everything off, water is going somewhere it shouldn't. That one test is worth doing before anything else.

Will finding the leak mean tearing up my floors or walls?

Locating and repairing are separate steps. Detection narrows the leak to a specific spot precisely so that any opening is small and in the right place. What the repair itself requires depends on where the failure is — you'll know before anything is opened.

My water bill spiked but I see no water anywhere. Where does it go?

Under-slab supply leaks and underground service-line leaks can run for months invisibly — the water disappears into soil. Warm spots on floors, the sound of running water with everything off, and unexplained meter movement are the usual tells.
